The inspection will include the following components:

A full thermal imaging scan of the home can be performed as an add-on service. Gas leak detection and moisture meter readings are provided for free as necessary.

Additional Inspection Services

Pre-Listing Inspection

Minimize the difficulties that many home sellers encounter by having your home professionally inspected well before a prospective buyer brings in their own inspector. We’ll comprehensively evaluate the property’s readily accessible areas, giving you a full rundown of any defective components that are identified—allowing you plenty of time to have repairs put in place before showing the home, if that’s what you decide is the best option.

New Construction Inspection

Before construction is wrapped up on a home that you intend to buy, you should schedule a professional home inspection to ensure that the home is built to your expectations. We’ll arrive on-site prior to the builder’s final walkthrough, conducting a meticulous inspection of the readily accessible structural components and mechanical systems. We’ll then supply a full report of our findings so that you’re aware of any issues that will need to be taken care of before your final closing date.

New Construction Phase Inspections

This inspection service can be conducted at multiple phases of construction on a new home, and those specific phases are entirely up to you. We can inspect the home from the initial concrete pour all the way to the builder’s final walkthrough, providing you with an accurate assessment of any deficiencies that should be addressed while the builders are still in position to make necessary repairs.

11th Month Warranty Inspection

This inspection service should be scheduled before your new home’s warranty is set to expire. We’ll thoroughly evaluate the entire property to look for existing issues that have become evident since your final closing date. If your warranty agreement happens to cover specific issues we identify, you may not be fully liable for the cost of repairs and improvements.

Home Maintenance Inspection

To help our clients maintain their homes properly, we’re able to conduct a comprehensive inspection service that will bring the property’s maintenance issues to light. If you’re a new homeowner, you can gain valuable insights from a Home Maintenance Inspection, providing you with strategies for improving your home now and in the immediate future.

Re-Inspections

This inspection service is available for situations in which we identified defective areas of a home that the seller then agreed to have repaired. For your peace of mind as a prospective home buyer, we’ll return to the property once those repairs are made to ensure that the issue has been 100% resolved.

Loan Draw Inspection

As a home is being built, the last thing that you want to happen is a conflict with the lender. This inspection service will help prevent potential litigation and other complications that occur due to not fulfilling the terms of a loan agreement. We’ll review the agreed upon budget to learn exactly what is expected of the builders before evaluating the property at several different phases to ensure that construction on the home remains compliant.

Thermal Imaging

Our Thermal Imaging service is a full thermographic scan of your prospective home that can be scheduled as add-on service. The visual data that we collect from the scan will show us anomalies in temperature that may lead us to hidden defects. Common issues that are identified with thermal imaging include defective insulation, moisture intrusion, and electrical hotspots that could present a fire hazard.

Radon Testing

Radon is a naturally occurring gas that just so happens to have radioactive properties that are extremely hazardous to human health, as exposure to high levels of radon is the second leading cause of lung cancer after tobacco use. Radon is also odorless and invisible, so in the event that a home contains high concentrations of the gas, it’s impossible to know without performing a test with specialized detection devices. We’re able to conduct this test and deliver results quickly so that you can take any necessary further action to protect your interests as a home buyer.

WDI/Termite Inspection

A local third-party professional will conduct this inspection service to determine if a home’s structure has been damaged by termites or one of numerous other wood-destroying insects. Termite damage can be quite expensive to repair, but you can count on your WDI Inspection professional to thoroughly examine the entire home to identify a potential issue before it becomes the home buyer’s responsibility.

Water Quality Testing

This inspection service will test the water of a home for contaminants that could pose a health risk to homeowners, their families, and their guests. Samples will be collected from the well and sent to a local laboratory for analysis.
